FAQ

Common mortgage questions

What is a good mortgage rate right now?

A “good” rate is one at or below the current national average for your loan type and credit profile. Check the weekly Freddie Mac average in our Rate Watch, then compare quotes from at least three lenders on the same day, since rates move daily.

How much does my credit score affect my mortgage rate?

Borrowers with higher scores generally qualify for lower rates and fewer loan-level price adjustments. The gap between score tiers can add up to tens of thousands of dollars over a 30-year loan.

Should I choose a 15-year or 30-year mortgage?

A 15-year loan usually carries a lower rate and much less total interest, but a higher monthly payment. A 30-year loan keeps payments lower and leaves more room in your budget.

How often do mortgage rates change?

Lenders can reprice daily. The Freddie Mac average is published weekly on Thursdays, which is why our Rate Watch updates every week.
